Extension of kitchen into existing out buildings

The following work was carried out by Mr. Hallimond and his sub-contractors as agreed and to a very good standard:

Features that were added or altered (all work in accordance with the local authority and national standards and regulations):

Exterior:

The open alcove outside the back door was be built up (breeze block with external materials to match current).

Existing external door was moved to the side wall of the outhouse building.

The old/flat concrete roof overhanging the exterior walls of the out-buildings was removed in order to fit guttering along the end and side walls to meet with the existing down-pipe adjacent to the toilet window.

A pitched roof added to the outbuildings.

A damp proof course was added.

Interior:

The internal walls of the outhouse buildings were removed. New internal walls were built up with breeze blocks around the perimeter of the external walls. Insulated with 100mm thick rockwool as per national regulations.

New cloakroom toilet walls were constructed as above to dimensions shown on the plan dated 26/04/07.

The floor level was raised to match that of the existing kitchen.

Breeze block constructed walls and ceiling, boarded and plastered (12.5mm plasterboard).

The existing fuse box was replaced with a modern Wylex 12 way split load consumer unit with circuit breakers and wire diameters (earth and meter tails) to meet current regulations.

Cloakroom basin and toilet fitted. Wastes joining existing.

Radiator moved from the current kitchen area to below the large diner window.

All work was inspected at each stage of construction by the local authority Building Regulations Inspector and was found to meet the expected standard. A certificate of completion was issued by the local authority.

All electrical work was carried out by a certificated electrician (Part P approved). A certificate of completion for all electrical work was issued on completion, as per the national regulations.

Michael carried out the work taking care to cause little disruption to the adjacent rooms, walls and garden areas. He questions any issues as they happen to ensure the property owner understands and agrees with the actions taken. He is always concerned about completing his work to a high standard/

Wayne Dobinson - Retaining Wall

We have recently had a retaining wall built by M. Hallimond Building Services and would be more than willing to recommend there services to anyone. The wall was built with block and brick and I can safely say that the work done was of the highest quality with deadlines and punctuality never being a problem. The wall was 110ft x 7ft in one straight line, and needed to be strong enough to hold back a lot of earth.

It met the criteria and was completed within deadlines I required. I have also used M. Hallimond Building Services for other work and will continue to do so, as a good, reliable builder is hard to come by.

Rear Property

Excavate approximately 140 tons of soil and rubble from my rear garden.
Build retaining wall approximately 2m high to support neighbours garden.
Build and erect conservatory consisting of base and dwarf wall.
Lay flags to form patio area.
Form steps and path up and around garden area.

Front of property

Excavate approximately 25-30 tons of soil and rubble from my front garden.
Build retaining wall to provide off street parking.
Form steps to create access to the front of the property.

Our Organisation has been undertaking major works to the community centre including the installation of a Geo thermal heat pump and a Kiosk with disabled toilets. Mr Hallimond completed the concrete plinth and made good the pathway around the community centre. This work was completed on time to a very high standard.
